Role Overview

This is a senior, highly hands‑on commercial finance role responsible for directly building, owning, and continuously updating financial models for residential development projects. The role supports investment decisions, debt funding, pricing strategies, and project delivery by providing rigorous financial analysis and clear commercial insight. The successful candidate will be expected to personally construct and maintain complex financial models, interrogate assumptions, and work closely with development, project, and sales teams to influence outcomes—not simply review or summarise work prepared by others.


Role Overview

The role supports investment decisions, debt funding, pricing strategies, and project delivery by providing rigorous financial analysis and clear commercial insight. The successful candidate will be expected to personally construct and maintain complex financial models, interrogate assumptions, and work closely with development, project, and sales teams to influence outcomes—not simply review or summarise work prepared by others.

 

Key Responsibilities

HandsOn Financial & Development Modelling

  • Personally build, maintain, and own detailed Excelbased project financial models, including:
    • Residential sales revenue modelling (unit mix, pricing, absorption rates, launch timing, progressive billings)
    • Development, infrastructure, and construction cost cash flows
    • Statutory costs, professional fees, contingencies, and overheads
    • Debt drawdowns, interest capitalisation, repayment profiles, and covenant impacts
    • Project and equity cash flows and returns (IRR, NPV, ROE, profit margins)
  • Regularly update models to reflect changes in design, cost plans, sales performance, funding structures, or market conditions.
  • Ensure model integrity, transparency, and auditability.

Feasibility & Investment Analysis

  • Prepare land acquisition and development feasibility assessments from first principles.
  • Evaluate alternative development scenarios (phasing, density, product mix, pricing strategy).
  • Conduct sensitivity and downside analysis on key risk variables such as sales rates, pricing, construction cost escalation, and interest rates.
  • Provide clear commercial recommendations to senior management and investment committees.

Revenue, Cost & Cash Flow Control

  • Actively track actual sales, costs, and cash flows against approved feasibility and budgets.
  • Identify variances early and quantify financial impacts.
  • Work with project and construction teams to test value engineering and mitigation strategies.
  • Forecast funding requirements and timing with a high degree of accuracy.

Debt, Funding & Returns

  • Model and assess different debt and equity funding structures, including development loans, bridging facilities, and joint venture arrangements.
  • Support loan applications and refinancing by preparing lenderready financial models, forecasts, and supporting analyses.
  • Monitor compliance with loan covenants and funding conditions.
  • Analyse project and portfolio returns against hurdle rates and capital allocation objectives.

Commercial Decision Support

  • Provide direct, realtime commercial input into:
    • Sales pricing recommendations and discount approvals
    • Sales launch timing and phasing decisions
    • Development staging and capital deployment strategies
  • Prepare concise investment papers, board materials, and management presentations.
  • Act as a trusted commercial sounding board to Project Directors and Development Managers.

Stakeholder Engagement

  • Work closely on a daytoday basis with:
    • Development and project teams
    • Sales and marketing
    • Construction and consultants
  • Liaise directly with bankers, valuers, external advisors, and auditors when required.

 

Key Requirements

Qualifications

  • Bachelor’s degree in Finance, Accounting, Economics, or a related discipline. CPA, ACCA, CFA, or MBA is an advantage.
  • 10–12 years’ experience in financial, commercial, or investment analysis.
  • Strong, demonstrable experience in property development, ideally residential.
  • Proven history of personally building and managing complex financial models, not delegating modelling to junior staff or external parties.
  • Someone that can perform Investment analyst, Development management, Financial modelling, Capital management and Debt funding.
  • Prefer candidate from real estate or banking industry.

 

Technical Skills

  • Advanced Excel modelling skills (cash flows, debt sculpting, IRR/NPV).
  • Strong understanding of:
    • Residential development revenue recognition and billing structures
    • Construction and development cost drivers
    • Project finance and interest capitalisation
  • Experience working in fastmoving, projectdriven environments.
