Sr. Project Manager - RESIDENTIAL (High-Rise)
SENIOR PROJECT MANAGER:
The Senior Project Manager is responsible for the project’s administrative demands; pre-construction budgeting, scheduling, procurement, shop drawing development, construction execution, project turnover, and contract closeouts.
Day to Day:
• Lead the project team and ensure the project is completed within budget, on schedule, and conforms with the design documents.
• Leading with an integrated approach, assist the Project Director in working with all departments including estimating, scheduling, procurement, labour relations, finance, accounting.
• Prepare scopes of work for each trade, assembling bid packages and administering the tender process, and participate in contract negotiations
• Collaborate with the Site Superintendent, develop a logistics plan coordinating contractors/subtrades to complete their work with minimal impact to the surrounding neighbourhood.
• Review and approve all major purchase and change orders, contractor/vendor requisitions, and monitor contractor/vendor pending costs.
• Schedule ongoing meetings with contractors and design team to review shop drawing preparation/approval, equipment/material lead times, on-site dates, and manpower projections.
• Review and approve all project forecasts, schedules, cost estimates, and financial reports.
• Conduct monthly client meetings to review project progress, current cost projections/change orders, anticipated “pending” costs, and schedule.
• Responsible for the final project report, and prompt closeout of the subcontracts, and Client's sign-off for the completed project.
What You Bring:
• Degree in an Engineering, Architecture, or a Construction Management, preferred.
• 10 years as Project Manager, with preference to 2-3 years in Sr. Project Manager capacity.
• High-Rise Residential construction - minimum 3 full cycle projects (open to blend of Mid-Rise and High-Rise)
