In this role, you will oversee the full construction lifecycle - from pre-construction planning to turnover and warranty - ensuring projects are delivered on schedule, on budget, and to the highest quality standards. You’ll lead site teams, manage contractors, coordinate with Development, Estimating, Design, and Asset Management, and act as the primary owner representative on the ground.

Responsibilities:

  • Own project execution from pre-construction through turnover and warranty, ensuring scope, schedule, budget, and quality targets are met

  • Lead GC/subcontractor procurement, contract negotiations, bid leveling, and award recommendations

  • Establish and drive the Master Construction Schedule, monitor critical path, look-aheads, and recovery plans

  • Oversee site teams (Superintendents, Coordinators) to ensure robust field execution, logistics, and sequencing

  • Partner with Estimating and Development to validate constructability, phasing, and cash flow during design

  • Lead value engineering and design-to-budget reviews; quantify cost/schedule trade-offs

  • Manage permits, inspections, and approvals with municipal authorities and utility providers

  • Develop and manage construction budgets, cost reports, and monthly forecasts; administer contracts, change orders, and progress draws

  • Champion OH&S and company safety standards; implement QA/QC programs, mockups, and commissioning plans

  • Act as primary owner representative, coordinating with GCs, trades, consultants, and asset/property management

  • Drive project closeout, commissioning, deficiency resolution, and lessons learned documentation

Qualifications:

  • Must be eligible to work and reside within Canada

  • 7–12+ years of progressive experience delivering multifamily or mixed-use projects (wood-frame, concrete, or hybrid)

  • Proven track record managing $25M–$150M+ projects with complex MEP, building envelope, and urban infill logistics

  • Strong knowledge of construction contracts (e.g., CCDC), Alberta Building Code, and municipal permitting processes

  • Proficiency with MS Project (or P6), Procore (or similar), Bluebeam, Excel; BIM/VDC exposure an asset

  • Diploma or degree in Construction Management, Engineering, Architecture, or equivalent field experience

  • Exceptional leadership, negotiation, and communication skills with an owner’s mindset
